A farmhouse’s construction cost and timeline are always variable that depend on many factors. If worked out well at the beginning of your project, you will be in a place to take smart decisions and allocate your funds and time in the best possible way to create something very beautiful.

Some factors that will affect your farmhouse’s construction cost and timeline are:

1. Construction Materials and techniques: Depending on the materials that your designer chooses, the construction cost may go up or down. It is advisable to look out for locally available materials either sourced from your own land or sourced from a nearby area.

The timeline shall vary depending on the processes involved and you shall get better clarity as an how the design and construction costs become clear. However, you can demand a tentative timeline and budget based on the construction methods for your understanding.

The cheapest, most sustainable, and most ideal would be using the materials available on your own land like mud, stone, bamboo, etc. It will also be unique to just your property like a limited edition home to which no one else has access to, making it your USP. The labor to work with these local materials will perhaps be a little expensive. However, it will outweigh conventional construction in terms of looks and experience and will be cheap overall as the cost of buying materials is ruled out.

2. Location of your land: The cost of construction varies in different areas and regions. The rates are higher in an urban setting as compared to a rural area. Similarly different states also have differences in construction rates depending on the market rates of each state. A local contractor will be able to guide you with these rates before you get into building your farm stay.

Also depending on the availability of materials and labor, the timeline of the project changes based on where your property is located. If your property is located in an isolated area, working with local materials and labor will save a lot of your time and resources that might otherwise go into transporting the material and labor from far away.

3. The scale of your project: A very simple and obvious equation is, the larger the scale of the project, the higher the cost of construction and vice versa.

As far as the timeline is concerned, it can be kept under control by implying more labor as the scale of the project goes up.

Legalities

The legalities and statutory formalities involved in building a farmhouse can vary depending on the location and the type of project. In India, there are various laws and regulations that must be followed when constructing a farmhouse.

You have to go through a series of steps before you get clearance for all your construction work:

1. Land clearance: Before starting any work including designing, ensure that your land is clear of all the titles. You will need to have your name on the 7/12 of your property to make sure that there are no multiple holdings.

2. Building codes and regulations: Make sure that your farmhouse designs are in compliance with the state or local building codes in order to avoid any delay or interference by the local authorities.

3. Obtaining necessary permits: Before starting the building work, you will need to obtain some necessary permissions from the local development authority. Some of these permits include a Commencement certificate, occupancy certificate, etc.

4. Environmental compliance: If your farmhouse is located in a sensitive area like a CRZ zone, you will need to comply with some environmental regulations in order to construct your farmhouse.
